First-stop checklist

How it all works

Appliance guides

Quick walkthroughs so you spend your week relaxing, not troubleshooting. Fill in the specifics for each appliance in the house.

☕ Coffee maker

⚑ Add detailsType (drip / Keurig / French press), where filters & supplies are kept, and basic steps. Note if guests should bring their own pods/grounds.

General steps: fill the reservoir to the cup line, add a filter and grounds (about 1 tbsp per cup), switch on, and turn off when finished.

🍽️ Dishwasher

⚑ Add detailsConfirm there is one, the brand, where pods/detergent live, and which cycle to use. Remove this section if no dishwasher.

General steps: scrape plates, load with dirty side facing center, add one detergent pod to the dispenser, close, and select Normal. Run before bed.

🔥 Range & oven

⚑ Add detailsGas or electric? Note any quirks (pilot light, oven preheat time, which burner runs hot). Where pots/pans are stored.

General: turn knobs to ignite/heat the burners; for the oven, set the temperature dial/pad and wait for the preheat tone before baking.

🌡️ Thermostat / HVAC

⚑ Add detailsThermostat brand/location and a requested range (e.g., "please keep between 68–74°F; don't set below 68 to avoid coil freeze-up on humid days").

General: set to COOL in summer, pick your temperature, and let it run — opening windows while the A/C runs wastes energy and can fog things up in island humidity.

🧺 Washer & dryer

⚑ Add detailsConfirm in-unit vs. none, location, and where detergent is. Note any "don't overload" or lint-trap reminders.

General: sort lights/darks, add detergent, choose a cycle, and always clean the dryer lint trap before each load — important in a wooden beach house.

📺 TV / Wi-Fi / streaming

⚑ Add detailsWi-Fi network name & password, TV input/remote notes, and which streaming apps are signed in (ask guests to sign out of personal accounts at checkout).

General: power on the TV and streaming device, connect to the listed Wi-Fi, and open the app of your choice.

🚿 Outdoor shower

⚑ Add detailsHot/cold or cold-only? Note location and ask guests to rinse sand here before coming inside.

General: rinse off sand and salt out here after the beach — it keeps the cottage (and the plumbing) happy.

🔌 Breakers & basics

⚑ Add detailsBreaker panel location, water shutoff, and what to do if power trips. Add your maintenance contact.

General: if an outlet dies, check the GFCI reset button on nearby bathroom/kitchen outlets first, then the breaker panel.

Extra sleeping

How the sofa bed works

The sofa bed sleeps the extra one or two in your group. Here's the standard pull-out routine — adjust to match the model in the house.

⚑ Add specifics Sofa bed type (standard pull-out / click-clack futon / trundle), size (twin/full/queen), where the sheets and extra blankets are stored, and any model-specific quirk (e.g., "lift the front bar firmly," "remove seat cushions first"). Add a photo if helpful.
  1. Clear the couch

Remove all seat and back cushions and set them aside.

  2. Pull the handle

Grip the front strap/bar and pull up and out until the metal frame unfolds fully.

  3. Unfold the mattress

Flip the second fold of the frame outward so the mattress lies flat.

  4. Make the bed

Sheets and blankets are stored [location]. Most pull-outs take a full or queen fitted sheet.

  5. To put it away

Strip the linens, fold the frame back in two stages, push it fully into the couch, and replace the cushions.

On the water

The kayaks

One of the best parts of the cottage: kayaks for guest use, launched right from your own dock into the calm canal. A few notes so everyone stays safe and the gear lasts.

⚑ Add specifics Number and type of kayaks (sit-on-top / sit-in / tandem), where they and the paddles are stored, how many life jackets and what sizes (include child PFDs?), and any owner rules (e.g., "rinse with fresh water and return to the rack," "no kayaking after dark," "stay in the canal/sound — not the ocean").

Launching from the dock

  1. Gear up first

Everyone wears a properly fitted life jacket — including strong swimmers and adults. Check the local weather and wind before you go.

  2. Get in low & centered

From the dock, keep your weight low and centered as you step into the middle of the kayak. Sit, then push off gently.

  3. Stay in calm water

The canal and sound are ideal for paddling. Do not take these kayaks into the ocean surf.

  4. Mind the wind

On the open sound, an offshore wind can push you out fast. Paddle into the wind first so the trip back is the easy part.

  5. Rinse & return

Hose off the kayaks and paddles with fresh water and return everything to its spot so it's ready for the next paddle.

Safety first: Children must be supervised by an adult on the dock and on the water at all times. Conditions on the sound can change quickly — when in doubt, stay in the canal. Life jackets are not optional.
